Welcome to the website of Busy Betty, LLC (referred to below as "the Company." "we," "us," or "our"). By accessing our website (busybettyllc.com) or booking our professional property styling, home staging, short-term rental design, or executive concierge services, you agree to comply with and be bound by the following Term and Conditions. Please review carefully.

1. Scope of Services

Busy Betty, LLC provides professional residential real estate staging, interior property restyling, short-term/vacation rental design and procurement,  move management/unpacking, home sitting, attentive pet sitting, and notary public services.

• Services are subject to scheduling availability and regional availability across primary hubs in El Paso County, Colorado and Washtenaw County, Michigan.

2. Consultation and Flat-Fee Project Quoting

• Property Staging Consultations: Initial walkthroughs are subject to a flat, non-refundable fee of $250 (covering up to 2 hours of on-site evaluation and strategy).​

• Project-Based Pricing: To reflect our 12 years of industry experience and detailed multi-day timelines (averaging 20 hours per full staging/styling set-up), core staging and vacation rental design work is quoted strictly as a flat project package fee. Estimates are valid for thirty (30) days form the date of issue.

3. Property Staging & Short-Term Rental Design Provisions​​

• ​Inventory Ownership: All Staging furniture, artwork, custom window treatments, rugs, lighting, and accent decor provided by Busy Betty, LLC remains the sold capital asset and property of the Company.

• Lease Terms and Initial Extensions: Due to current local real estate statistics and market timelines, all hybrid and vacant property staging packages include a mandatory initial sixty (60) day inventory lease term. Extensions past the initial 60 days are dynamically calculated based on a flat per-room or percentage based monthly renewal fee specified in your primary project contract and will be auto-billed on day 61. 

• Property Damage and Liability: Clients (homeowners or designating real estate agents) assume full financial responsibility for the care and safety of Busy Betty, LLC's inventory while stationed on their property. Any staining, pet damage, theft, or structural destruction to our inventory will result in an immediate invoice for the full retail replacement value of the items.

4. Premium Home Care & Pet Sitting Liabilities

• Property Access: Clients must provide reliable keys, gate codes, or smart-lock access for scheduled home checks or pet care appointments. Busy Betty, LLC is not liable for missed appointments due to non-functioning entry codes or structural lock failures.

• Home Sitting Deliverables: Property check-ins include basic residential preservation tasks (mail collection, package retrieval, plant watering, and trash container management) to maintain property safety while clients travel.

• Medical Emergencies (Pet Sitting): In the event a pet requires emergency veterinary care while under our direct supervision, Busy Betty, LLC reserves the right to transport the animal to the nearest available clinic. The client agrees to assume 100% of the associated financial and medical liabilities.

5. Notary Public Services

• Verification Requirements: All clients requesting official notary provisions must  present valid, unexpired, government-issued photo identification at the time of execution. Busy Betty, LLC strictly complies  with all state-mandated notary laws and reserves the right to refuse service if legal identity cannot be verified or if the document signers of duress or cognitive incapacity.

6. Cancellations, Rescheduling, & Terminations

• Property Customization Projects: Because multi-day staging and design setups require considerable sourcing and block out significant calendar availability, cancellations made within five (5) business days of a scheduled project installation will forfeit the initial deposit.

• Pet Care & Sitting Services: Cancellations for scheduled standard home check or pet sitting appointments must be submitted at least 24 hours prior to the start window to avoid a cancellation fee.

7. Legal Disclaimer & Governing Law

• Busy Betty, LLC is a formally registered corporate entity, fully insured, and background-checked in both the States of Colorado and Michigan.

• Limitation of Liability: To the maximum extent permitted by law, Busy Betty, LLC shall not be liable for and indirect, incidental, or consequential damages resulting from the use of our site or the physical execution or household staging, pet care, or notary provisions.

• Governing Law: Any legal disputes, claims, or actions arising under the Terms shall be governed by the lase of the state where the specific service was contracted and physically executed (either the State of Colorado or the State of Michigan).
